Interesting points from USCF fiancial report

| 1. The cost of erecting the building in Crossville will be a MINIMUM of
$561.000. The money was loaned from a local bank and the architect is
getting al least $43.000.
2. Even though the land is "appraised" at $269.000, should the USCF ever
decide to move out of Crossville and sell the building, the land has to be
offered first to the city of Crossville for $1.
Questions:
Under those conditions, what would the selling price be for the building,
should the USCF decide to sell it?
Why is contruction of this building so expensive? I mean, on paper this
would be a building worth over $800.000 IN BUILDING COSTS (561 building +
269 land). So, I Imagine a similar property in Crossville would sell for,
say, 1 million. Is that realistic?
